As per reported on this Forbes article, sales of previously-owned homes tumbled 7.1% in February as an ongoing lack of supply and rising prices caused buyers to sit out of the market, the National Association of Realtors reported Monday.
February’s decline comes after a strong start to the year in January, when sales hit their fastest pace in six months. Last month’s drop was particularly dramatic in regions of the country that faced harsh winter weather; in the Northeast sales plunged 17.1%, the Midwest 13.8%, though sales were down across the country. February’s numbers disappointed economists surveyed by Bloomberg ahead of the release.
The lack of closings in February can be attributed to the huge blizzard that affected much of the East Coast, as well as the slumping stock market. Although not certain these two factors played a big role in the down month of February. Lawrence Yun, NAR’s chief economist also says “the main issue continues to be a supply and affordability problem. Finding the right property at an affordable price is burdening many potential buyers.”
Prices rose by 4.4% year-over-year in February, bringing the median existing home price to $210,800. That annual gain is significantly down from January, when prices rose 8.2% year-over-year. February marks 48 straight months of year-over-year price gains.
